Which plans does your application need?
Nearly every planning application in England, Scotland and Wales requires two Ordnance Survey based plans. Councils validate them before an application is even considered, so an incorrect scale or a missing red line will have the whole submission returned.

Most plan suppliers email you a PDF and stop there. We are a printing and framing company that holds an Ordnance Survey licence, so the plan is the start of what we can do rather than the end.
We print, not just supply the file
Add printed copies to any order and we post them out. We are a printing and framing company first, so you can also have plans printed large-format for site meetings, presentations and planning committees — not just photocopied.
30 days of free changes
If your council or agent asks for the boundary to move, the scale to change, or the plan to be reissued, we redo it free for 30 days. Extend to 12 months for a small one-off fee.

Licensed mapping, not a screenshot
Councils reject plans taken from Google Maps, Bing or a free OS viewer, because they are neither drawn to a certified scale nor licensed for planning use. We are an Ordnance Survey partner and hold the licence that permits us to produce and supply these plans, with our licence number printed on every one.
Our guarantee: if a council rejects a plan because of the mapping, the scale, or a missing required element — north arrow, scale bar, licence number, production date or grid reference — send us their notice and we will correct it free or refund you. It does not cover the position of a boundary you drew or asked us to draw, or a refusal on planning grounds.

A print-ready A4 PDF with the scale bar, north arrow and our OS licence number, downloadable straight away and emailed to you. The same boundary produces your other scale too.

Planning application map questions
What maps do I need for a planning application?
Almost every UK planning application needs two Ordnance Survey based plans: a 1:1250 site location plan showing the site in its surroundings, and a 1:500 block plan showing the site itself in detail. Both must show the application boundary in red, a north arrow and a scale bar. Some councils ask for 1:2500 on larger rural sites.
Can I just use Google Maps or a screenshot for planning permission?
No. Councils and the Planning Portal require plans based on licensed, up-to-date Ordnance Survey mapping at a stated metric scale. Screenshots from Google Maps, Bing or an online OS viewer are not drawn to a certified scale, are not licensed for that use, and are routinely rejected.
Do I need my own Ordnance Survey licence?
Not when you order from us. We hold the Ordnance Survey licence that permits us to produce and supply these plans, and our licence number is printed on every plan. You receive the plan licensed for use in your own planning application.
What is a red line boundary?
The red line marks the full extent of the land your application covers, including any access to a public highway. If you own other adjoining land that is not part of the application, that is outlined in blue. Getting the red line wrong is one of the most common reasons an application is returned as invalid.
What is the difference between a location plan and a block plan?
A location plan is the wider view at 1:1250, showing your site in the context of neighbouring roads and properties. A block plan is the close view at 1:500, showing the site itself — building outlines, boundaries, parking and access. Most householder applications need both.
Which areas do you cover?
Great Britain — England, Scotland and Wales. Ordnance Survey mapping does not cover Northern Ireland, which is mapped separately by Ordnance Survey of Northern Ireland, so we cannot currently supply plans there.
How quickly will I get my plans?
Immediately. You draw the boundary yourself, see the plan and the price before paying, and download the PDF as soon as the payment clears. If your boundary is complicated or the site is hard to locate, send us the address instead and we will prepare it for you.
How many copies of the plan can I print?
Up to five copies of each plan you order, which covers a paper submission plus your own records. If you need more, or you would rather we printed and posted them for you, just ask when you order.
What if the council asks me to change the plan?
We will redo it free of charge for 30 days from purchase — moving the boundary, changing the scale, or reissuing the plan. You can extend that to twelve months for a small one-off fee when you order.
Can you print and post the plans to me?
Yes. Printed copies can be added to any order and posted out. We are a printing and framing company, so we can also produce large-format prints for site meetings, presentation boards and planning committees.
Can I use the plan for anything else?
The plan is licensed to you for your own property matter — your planning application and directly related use. It may not be resold, redistributed, published or passed on to third parties for their own use.
